I am selling my rental home to finance a new business. I have 400k in equity and am making 2k a month in rent after fees. My business opening just got postponed at least a month maybe a year because it is seasonal and location has been difficult.
I having been messing with qqqi and iqqq for 6 months, on a small scale. Selling one and buying the other after the payout. Qqqi seems to return \~.60 and iqqq returns \~.10. If I had 400k principle, based on rough maths that would return 5k a month in dividends. Seems better than the current 2k and all the headaches of fixing things and bad tenants. This is a short term thing between 4-18 months so I am not interested in long term tax advantages.
What is the down side?
