SFR owners face Trump ban overhang
President Trump's post saying he is taking steps to ban large institutional investors from buying more single-family homes and asking Congress to codify it hit shares of major institutional single-family rental owners. The biggest named owners are Invitation Homes, American Homes 4 Rent, and Progress Residential; these companies are concentrated in certain markets and face regulatory/headline risk even though they own less than 5% of U.S. single-family rentals and any actual ban would require Congress. The setup is a developing policy overhang for these SFR owners rather than a confirmed earnings or cash-flow change.
